The construction of an approximately 800-bed apartment-style student housing complex is underway. The complex will include indoor and outdoor recreation facilities, gathering and studying spaces, parking spaces for residents and visitors, etc. It will be located at the current Cardinal Court property on Gregory Street. The contractors continue to work on five apartment buildings “B, “C”, “D”, “E”, “F” in the complex and the community building “A”. Each building is in different stages of construction. The contractors continue to work on the final grading, planting, sod work, sidewalk installation, and exterior lighting bases at residential buildings.
The exterior lighting, elevator installation and inspection for all buildings are anticipated to be completed the week of May 14, 2012.
Building “A” – The Gym floor covering and cafe equipment installation were complete. Fitness flooring installation and cleaning continues.
Building “B” – The building punch list work is complete and is waiting for final cleaning.
Building “C” – The building punch list work is complete and is waiting for final cleaning.
Building “D” – Architectural punch list for building “D” suites is scheduled for the week of May 14, 2012.
Building “E” – Architectural punch list for building “D” suites is scheduled for the week of May 14, 2012.
Building “F” – The contractor continues working on the interior doors installation and bathroom accessories.
The contractors continue to work on the final grading, planting, sod work, sidewalk installation, and exterior lighting bases at residential buildings.
Building “A” – The Gym floor covering installation is being installed. The installation of cafe equipment has begun.
Building “B” – Architectural punch list work is complete. The installation of Wi-Fi has begun.
Building “C” – Architectural punch list for building “C” suites has begun.
Building “D” – Architectural punch list for building “D” suites is scheduled for the week of May 7, 2012.
Building “E” – Architectural punch list for building “D” suites continue.
Building “F” – The contractor continues working on the interior floor coverings, appliances, mini blinds installation, and cleaning.
The contractors continue to work on the final grading, sidewalk installation, and exterior lighting bases at residential buildings.
Building “A” – Painting work has been completed in community building. The Gym floor covering installation will commence in the week of April 16, 2012.
Building “B” – The ceiling installation for the corridors has been completed. The carpet installation for the corridors is complete from floor 2 to 4.The contractors continue carpet installation for floor one.
Building “C” – Architectural punch list for building “C”suites has begun.
Building “D” – The vinyl floor covering installations are complete. The contractors continue to work on the mechanical/electrical rough-in.
Building “E” – The contractors continue working on the interior doors, window sills, and bathroom accessories.
Building “F” – The contractor is working on the interior doors, window treatments, and bathroom accessories.
The contractors are also working on the final grading, sidewalk installation, and exterior lighting bases at residential buildings.
Building “A” – The contractors continue to work on painting. They will also commence the gyp floor covering the week of April 2, 2012.
Building “B” – The contractors are currently working on the corridor ceiling.
Building “C” – Architectural punch list for the building “C” suites has begun. Painting of corridors and stairwell continue.
Building “D” – The contractors are working on the mechanical/electrical rough-in.
Building “E” –The contractor is working on the interior doors, window sills, and bathroom accessories.
Building “F” – The contractor is working on the interior doors, window treatments, and bathroom accessories
Building “A” – Drywall construction work is complete. Painting has begun. They are also working on the theatre electrical trim out for the community center.
Building “B” – Architectural punch list for the building “B” suites is complete. Corridor ceilings are being installed. Painting of corridors and stairwell continues.
Building “C” – Architectural punch list for the building “C” suites will begin the week of March 26, 2012.
Building “D” – Drywall construction has been completed. Contractor is currently working on the cabinets, interior door installations, and texturing of interior walls on the fourth floor.
Building “E” – The kitchen appliances have been installed. The contractor is working on carpet installation on the fourth floor and window treatment installation has been scheduled to begin the week of March 26, 2012.
Building “F” – The exterior siding installation, drywall construction, taping, and wall texturing application is in progress.
Consultants have provided us with several aerial photos.
Building “A” – Siding installation and mechanical/electrical piping rough-in continue. Drywall insulation for exterior walls has begun for the community center.
Building “B” – Cabinetry installation has been completed throughout the building. Interior finishes installation work has begun, such as carpet, vinyl flooring, and bathroom accessories.
Building “C” – Exterior masonry and siding installation is complete. Cabinetry work has been completed from the first through third floors. Vinyl flooring installation has begun on the first floor and mechanical, and electrical trim-out continues on the second floor.
Building “D” – Exterior masonry installation is complete. Siding installation continues. Drywall construction continues on the fourth floor. Mechanical/electrical piping rough-in continues on the second floor.
Building “E” – Exterior masonry installation is complete. Siding installation continues. Drywall installation continues on the third and fourth floor. Texturing of walls has begun.
Building “F” – The exterior masonry wall installation has been completed. Siding installation continues. Drywall installation continues on the third floor.
Consultants have provided us with several aerial photos taken in December of 2011.
The exterior light fixtures in the Parking Lots are being installed.
Building “A” – Insulation of exterior walls and siding installation have been begun. Roofing work installation continues. Mechanical/electrical piping rough-in continues.
Building “B” – Exterior masonry and siding installation, cabinetry and elevator installation are complete. Painting of interior doors has been begun.
Building “C” – Exterior masonry and siding installation continues as does plumbing, mechanical, and electrical rough-ins. Cabinet installation has been scheduled for January 12, 2012.
Building “D” – Exterior masonry is complete. Siding installation and drywall construction continue. Mechanical/electrical piping rough-in continues on the first floor.
Building “E” – Exterior masonry installation is complete. Siding installation continues. Mechanical, and electrical rough-in work continues on the first through third floors.
Building “F” – The exterior masonry wall installation has been completed. Siding installation and interior wall installation continue. Mechanical, and electrical rough-in work continues. Sprinkler piping installation is scheduled for the week of January 9, 2012.
The contractors continue to work on five apartment buildings “B, “C”, “D”, “E”, “F” in the complex and the community building “A”. Each building is indifferent stages of construction. Most buildings are taking shape very well.
Building “A” – Roofing work, framing of interior walls, and mechanical/electrical piping rough-in continue. Installation of windows has begun.
Building “B” – Exterior masonry installation has been completed. Siding installation continues. Permanent power hook up has been completed. The mock-up of what a typical unit in building “B” has also been completed. Walls have been textured and painted, kitchen cabinets and flooring are installed. Furniture has been installed.
Building “C” – Exterior masonry and siding installation continues as does plumbing, mechanical, and electrical rough-ins. Kitchen soffit framing has begun.
Building “D” – The exterior wall and roof has been completed.
Building “E” – Exterior masonry installation, mechanical, and electrical rough-in work continues.
Building “F” – The exterior wall installation has been completed. Masonry and siding installation continues. Roofing work has begun.

Cardinal Court Redevelopment in November 2011
The contractor is preparing to construct of a mock up of a typical unit at Building “B” in the beginning of November for evaluation . The mock up will include textured walls, flooring , paint, built-in kitchen cabinets, etc. Once the mock-up is approved, the quality and all interior finishes will become a standard. Furniture orders are also scheduled to be placed the week of November 7, 2011.

Building “A” – Framing of exterior walls and installation of roof trusses has been completed. Roofing work and interior wall installation continues. Mechanical and electrical piping rough-in has begun.
Building “B” – Exterior masonry installation has been completed. Siding installation continues. Interior drywall construction continues on the first, second, and third floor suites and corridor. The contractors are also installing piping and mechanical equipment on the first floor. Permanent power connection is anticipated to be completed within a few weeks and will allow start-up of heating units for interior spaces.
Building “C” – Exterior masonry and siding installation continues as does plumbing, mechanical, and electrical rough-ins.
Building “D” – The wall installation for the first, second, third, and fourth floors has been completed including the installation of roof trusses. Installation of roof sheathing has begun.
Building “E” – The roof truss installation has been completed. Masonry, mechanical, and electrical rough-in work continues.
Approximately 60 trees have been planted in the Cardinal Court Development Complex.
Building “A” – Framing of walls and installation of roof trusses has been completed. Roofing and interior wall installation has begun.
Building “B” – Exterior masonry installation has been completed. Siding installation continues. Interior drywall construction continues on the first, second, and third floor suites and corridor. The contractors are also installing piping and mechanical equipment in the first floor mechanical room.
Building “C” – Exterior masonry and siding installation continues as does plumbing, mechanical, and electrical rough-ins.
Building “D” – The wall installation for the first, second, third, and fourth floor has been completed. Installation of roof trusses has begun.
Building “E” – The roof truss installation has been completed. Masonry work has begun.
Building “F” – The wall installation for the first, second, and third floor has been completed. Installation of fourth floor trusses has begun.
Building “A” – Framing of walls and installation of roof trusses continue.
Building “B” – Exterior masonry and siding continues.
Building “C” – Roofing and window installation are complete. Exterior masonry has begun.
Building “D” – The wall installation for the first, second floor, and third floor has been completed. Installation of the fourth floor wall has begun.
Building “E” – The roof installation continues. Mechanical and electrical rough-in continues.
Building “F” – The wall installation for the first, second, and third floor has been completed. Installation of fourth floor walls has begun.
West drive for the Cardinal Court complex is complete. Courtyard sidewalk has been completed.

Building “A” – The form work for the bus loading/ unloading area has been completed and the concrete has been poured. Framing of walls has begun. Installation of roof top air handlers is underway.
Building “B” – Exterior masonry and siding is being installed. Drywall construction has started on the first floor.
